How Is The Omaha Real Estate Market?

It's the question everyone is asking - "so, how's the market in Omaha?"  It is similar to the conservative swimmer who asks "so, how's the water?"   The truth of the matter is that Omaha did not experience inflated home values back in 2004 -2006 so the metro area has not been affected the way other parts of the country have been.  If you’re looking to buy a home, now is a great time to do that.  If you're looking to sell a home - here are some key facts to remember:1)  Have your home ready.  Your home should show beautifully by removing clutter, updating paint and decor and making sure the exterior invites buyers into your home.  The goal is to appeal to all buyers, don't take it personally when you take down family photos or store family treasures.  The key to selling a home is to have it ready by looking neutral and updated.  Plant some seasonal flowers and keep your yard well-maintained.  2)  Have it priced correctly.  Work with a dedicated CBSHOME Real Estate Agent to know what your home's value is by looking at what the competition is listed for and what similar homes in the area have sold for.   This approach is similar to that of appraisers.  This also helps when an offer comes in, the comparable properties could be used in the appraisers report for the buyer's lender.3)  Understand the timing.  While some homes will sell in a matter of days and maybe even multiple offers, it is important to know what the average marketing time is in your area.  Have a marketing plan in place with your CBSHOME Real Estate Agent on the number of days homes are on the market in your area and a plan to beat the competition.
